It’s no secret that one of the greatest expenses you can have is eating out frequently.

I will admit that I love few things more than a nice meal out on the town.

There are ways that you can save some money while still getting to eat out when you feel like it.

OK here are some tips on How To Save Money On Eating Out

Tip #1 – Shopping Around

We all have our favorite restaurants and favorite types of food.

Sometimes there are other good less expensive choices right around the corner.

You might even find that you enjoy some of the less expensive restaurants even more than the ones you frequent.

Make certain to shop around and see what types of food other restaurants offer.

Check their prices.

Come on get out of your restaurant rut and try something different.


Tip #2 – Don’t Be Afraid to Clip

If you already have a favorite restaurant that you prefer above all others, make certain that you’re checking out those Sunday newspapers.

As silly as it sounds, many chain restaurants will offer special deals and discount coupons in the Sunday papers.

You may find yourself discovering a brand-new daily special, or even better, finding that coupon for 20% off your next meal.

Tip #3 – Inquire About Loyalty

Many restaurants have loyalty programs which offer a free meal or a percentage off after meeting some requirement, for example, buy ten get one free or spend $100 get 10% off.

Ask the next time you are there.

If they have a program they will be more than happy to tell you about it

You will be able to enjoy special savings that they provide to loyal customers who return to them time and time again.


Tip #4 – Check Out Happy Hour

A lot of restaurants have happy hour deals or specials that occur during certain times of the day.

As you know happy hour usually is about drinks but many restaurants also include food.

When in doubt, ask the next time you go to the restaurant, or pay a quick visit to your favorite restaurants’ website.


Tip #5 – Go Where the Kids Eat Free

If you’re wanting to dine out with your family then make certain you check out some of the many different restaurants where Kids Eat Free.

Denny’s has a Kids Eat Free night every Tuesday between 4:00PM and 10:00PM.

You would be amazed at just how much you can save by eating at restaurants that offer a kids eat free night.


Tip #6 – Tweet, Like, and Share

Believe it or not, a lot of restaurants are now offering special coupons and discount codes to customers who will like, tweet, or otherwise share on their websites or social accounts.

Other restaurants will offer their “followers” special limited time deals and specials that they will either tweet or share with their groups on social media.

By following your favorite restaurants, you can often snag up some pretty impressive deals from social media.

Many people are likely to spend extra money when they are paying with a credit or debit card.

Perhaps this is because it’s much more painful for you to see those bills jumping out of your wallet as you hand them to your server when paying the tab.

Regardless of the reason, paying with cash will generally make you spend less when it comes to dining out.

Not to mention, many servers absolutely hate getting tipped with a credit card.


Tip #8 – Pay With A Credit Card

WHAT! Didn’t you just tell me not to use credit cards?

Certain credit cards give you 1%-5% cash back when you eat out.

Now that’s a credit card worth using but only if you pay your balance off every month.

Tip #9 – Enjoy Those Freebies

There are a lot of restaurants that offer some delicious free appetizers.

Outback Steakhouse, for example, will deliver a fresh piping hot loaf of that delicious dark bread to your table

Many Mexican restaurants will provide you with complementary chips and salsa.

I don’t know about you, but I often find myself getting gorged on the freebies before my entree even gets to the table.


Tip #9 – Drink Water

There are a lot of people that are chronically dehydrated.

Don’t let this be the case when you go out to eat dinner.


You eat less when you drink a lot of water.

Drink plenty of water before you eat dinner. You’ll either order less or you’ll have leftovers for another meal.

Obviously this will save you money when it comes time to pay the check not to mention your belly will thank you.

So skip the soda, fruit juice and beer and just stick with water.


Tip #10 has more than 18,000 restaurants offering discounts all over the USA. Just be sure to read the fine print. Many are valid only on certain days of the week.

Go to Cardpool to buy gift cards for restaurants that will save you 5% – 20%.


Tip #12 The Early Bird Catches The Deal

Take advantage of the Early Bird specials offered at many restaurants.

I know eating dinner at 5:00 is crazy but you will sleep better having fully digested your food by the time you go to bed.

You may also be hungry at 9:00 but give it a try.


The Final Tip

Regardless of how much you are spending when you are dining out, the most important thing is to remember to enjoy yourself.

Dining out is the time to enjoy not having to cook a meal and also to enjoy the company of friends and family members.

While you want to have a good time, don’t forget to follow a few of the tips listed above to make certain that you are able to dine out debt and guilt free.

I have often asked myself the question:

What stocks would Warren Buffett buy today if he was a young man?

I am sure that you go to bed every night asking yourself the same question?


Looking at Warrens portfolio today gives us very few clues.

These days he has so much capital to invest he can only invest in large mature companies. These companies do not have the same growth rate possibilities as his investments in the past.

Can we figure out what Warren would invest in today if he was starting all over again?

Yes we can. Here is the good news.

Market Watch just published an article that answers our question.

A study was just completed by the National Bureau Of Economic Research.

They have come up with a formula that mimics how Buffett invested in the past.

Their formula is complex with twelve different components.

The focus is on safe, inexpensive, high quality stocks.

These companies have low volatility and low price to book ratios. They are growing profitable companies that pay a dividend.

They have good five year prospects.

One disclaimer.

Warren has used leverage to magnify his gains over the years.

Without the leverage his returns would have been less but still spectacular.

For the average individual investor I would definitely not suggest using leverage.

Camelcamelcamel allows you to receive alerts based on changes in price of a product you are looking to buy. The site also has price history charts showing price variations of a product over time.

Kindle Tracker

Ereaderiq lets you track kindle books and will email you price drop notifications. Camel does not track kindle books so this is the site to use. It also has a very advanced search feature.

Tracking At Light Speed

Tracktor bills itself as the fastest Amazon price tracker. They will notify you of price drops instantly by email.

Great Amazon Price History Charts

Ookong is another site that will alert you when prices drop for product you are following. They also have good price history charts for many Amazon products.

Who Wants Money Back?

Paribus makes price adjustment claims on your behalf. Once you purchase something on Amazon enter the product information in Paribus. If the price drops or you missed a coupon that was available Paribus automatically gets you money back. They take 25% of the cash back as their fee and the rest goes to you. There is no fee if they don’t get you any money back.

Five Percent back On Every Purchase

The Store Card gives you 5% cash back (as a statement credit) on Amazon purchases. In order to take advantage of this you must be an Amazon prime subscriber. The card has no annual fee. Remember to pay off your credit cards every month.

Donate To Your Favorite Charity donates .5% of your purchase to a charity of your choice without charging you anything more. Go to Amazonsmile here and help out your favorite charity every time you purchase an item at Amazon.

Even though fuel costs have plummeted over the last year airline tickets have not come down in price. With this in mind it becomes even more important to search for the best deals on your airline tickets. In this post I will show you how to save money on airline tickets.

Best Days To Travel

Generally speaking Tuesday, Wednesday, and Saturday are the best days for airline travel if you want a good deal. Personally I try to travel on Sundays  because there is a lot less traffic getting to and from the airports. This leads to a much less stressful journey.

I just did a week long trip to Miami leaving and returning on Sunday. My stress level was so much lower than if I had done it any other day of the week.

If there is a big difference in price I will travel on another day. If there is only a small price difference it is worth it to me to pay a bit more for a more pleasant trip.

Travel Off-Season

I go to Florida in the spring and the fall. Air fares, car rentals, and hotels are all less expensive and you don’t have to fight the crowds. April and October are great months to go to Europe or Latin America. Just remember in April to wait until after Easter and Spring Break.

Airline Food And I Gotta Pay For It?

If you are flying on an airline that charges for food just bring your own food. Buy something good before you get to the airport or make something at home.

You can sign up for e-mail alerts from the airlines directly and you can go here to see a list of 10 websites that will send you alerts.

Time Of Day Matters

Travel in the early morning or take a night flight and you may save some money.


Search for your flight in a number of different places. Booking sites can have different prices and also sometimes don’t have all the airlines.

These days you have to look beyond the actual airfare. A few years ago it was just the low cost airlines that charged you for everything.

Today you have to be very careful because the airfare is just one part of your ticket cost. As you know airlines are now charging for bags, food, seats, etc.

Pretty soon they’ll charge you to use the bathroom.

Bottom line is you need to figure in all the extras to get the true price of your airfare.

Be sure to weigh your luggage before you leave home because the airlines have steep fees for overweight baggage.

Use The Net

Book your ticket online. If you use the airlines phone service many times there will be an extra charge.

Use Skyscanner

Skyscanner is one of the best ways to search for the best airfare deals. Their flexible search options let you search prices over a month or year and will search 1000s of airlines.

Book In Advance

Try to buy your ticket 4 to 6 weeks before traveling. This is usually when you’ll find the best fares.

Yapta You Say?

After purchasing your ticket put your information into Yapta and it will let you know if you are eligible for a refund if the price of your trip goes down.

Student Discounts

Be sure to take advantage of student discounts. Go to STA Travel and use their search engine if you are a student.

Senior Discounts

If you are 50 or older you may be eligible for a senior discount on many airlines. You need to check with each airline individually. If you find a senior discount do not book it until you have checked normal discounted fares because sometimes they are lower than the senior price.

Frequent Flyer Programs

Absolutely positively sign up for the airlines frequent flyer program to earn miles or points when you fly. There are also a number of other ways to accumulate miles that you can use for free flights in the future.

Most airlines have a shopping portal that you can use to buy things at hundreds of retailers and earn miles simply by going through the portal.

You can also earn miles with credit cards but that is a whole other article which I will be writing soon.

Bad Vitamin Supplements – Shocking Report

Unfortunately I have really depressing news to report. You may have wasted hundreds or thousands of dollars on Bad Vitamin Supplements over the years.

Maybe you buy vitamin C because it helps prevent the common cold.

Maybe you buy ginkgo biloba because you read that it helps improve your memory.

Well what if I told you there might not be any vitamins C in the bottle that you bought and your ginkgo biloba bottle may be filled with pills consisting of rice and asparagus.

Over the last year the New York State Attorney General’s office ran tests on herbal supplements from Target, Walmart, Walgreens and GNC.

The test results showed that the supplements had little or none of the ingredients listed on the label.

Read that sentence again.

If these allegations are true it is outright fraud.

You may have spent a lot of money over the years buying supplements that had nothing more than rice in them.

What if you were taking a vitamin on your doctor’s orders to help treat an ailment that you have?

The cease and desist orders sent by the attorney general accuse the four retail chains of deceptive business practices and possible health risks.

Here are some examples from the cease and desist letters sent to the retailers based on samples tested.

Gingko Biloba: No Ginkgo Biloba identified.
Saint John’s Wort: No Saint John’s Wort identified.

Ginseng: No Ginseng was identified.
Echinacea: No plant genetic material of any sort was identified in the product labeled Echinacea.

Gingko Biloba: No Gingko Biloba was identified.
Ginseng: No genetic material from Ginseng.

Ginseng: No Ginseng was identified.
Saint John’s Wort: No Saint John’s Wort was identified.

Furthermore some of the plant materials found might induce allergies.

The tests showed that the majority of the herbal products tested had no material from the plant on the label.

Okay are you getting pissed off yet.

I bought gingko biloba for years and assumed I was getting gingko biloba. So much for that assumption.

When I stopped taking it I didn’t notice any difference in my memory. Now I know why.

These are three of the biggest retailers in the USA and one of the biggest vitamin chains and they have been scamming us if the Attorney General is right.

Attorney General’s Band Together

New York Attorney General Eric Schneiderman’s spokesman Mitt Mittenthal said ” Attorney General Schneiderman is committed to ensuring that the roughly 150 million Americans who use herbal supplements know what is in the products they are consuming.”

“It’s important for both retailers and manufacturers to verify the contents of the products they sell so that consumers can be protected against deceptive claims on packaging and against potentially dangerous reactions to undisclosed ingredients.”

Four Attorney General’s including Schneiderman have announced that they will continue to probe the herbal supplement industry.

Schneiderman said that this is an ongoing investigation and he did not want to comment when asked if other companies were under investigation.

Something Needs To Be Done

If these allegations are true there needs to be prosecution, a class action suit, and large fines levied.

As much as I am usually against regulation maybe it would be a good thing in this industry.

We need to have some assurance that we are actually getting what we are paying for and relying on the industry to police itself sure doesn’t work.

According to Consumer Reports more than 50% of adults in United States take vitamins and supplements. This is a $27 billion industry.

The supplement and vitamin Industry is completely unregulated. Remember the New York Attorney General only tested a few products from four retailers. There are 100s of other products out there and its anyone’s guess as to what is in them.

So now you are saying to yourself, what about my multivitamin and the vitamin E that I take? What about the fish oil that I take for my high cholesterol? There will always be a doubt in your mind, probably a big doubt.

Well I Have Good News For You

There is a way to buy vitamins and supplements and have confidence that you are actually getting what you are paying for.

I am sure that your blood is boiling thinking about all the money you have spent over the years on vitamins and supplements that may not have been the real thing.

You are not really sure what to do at this point.

Why would you want to go spend more money on supplements and vitamins that you can’t be sure actually have the ingredients that are listed on the label.

Here is how to buy your vitamins and supplements and be confident what is on the label is actually in the bottle.

USP Verified Dietary Supplements

U.S. Pharmacopeia Convention or USP is a nonprofit testing service for pharmaceutical ingredients and dietary supplement products.

Once a product has met USP’s stringent testing and auditing criteria a USP verified mark can be put on the label.

These are the only vitamins and supplements that I will ever buy.

Kirkland Signature Vitamins – For the last 20 years Costco has been producing there Kirkland Signature private label products. They strive to make all Kirkland products equal to or better than the National Brands.

It is clear that we cannot be confident that we are getting what we are paying for when buying vitamins and supplements.

We may have wasted hundreds or even thousands of dollars over the years on bottles of vitamins that did not contain what was on the label.

You are now aware of USP which actually tests products for a small number of vitamin and supplement companies.

Buy your vitamins and supplements from these companies and have confidence that you are getting what you are paying for.

I know I will never buy another vitamin that does not have their products tested by USP.

Generally they are as good as new but with a discounted price. I have personally bought a number of computers this way without any problems.

4. Wash With Cold Water

Wash your clothes in cold water. It will cut your electricity bill and your clothes will last longer.

5. Do Not Buy Anything Over $20 On Impulse

Anything that costs over $20.00 do not buy on a whim. Think about it for 24 hours and decide whether you really need the item. Also during this time you can do a little online research on the product.

Look in your local newspaper or online for free happenings where you live. There are also a number of free apps available for your phone that will help you find entertainment in your area.

7. Cash Back Credit Cards

The Sallie Mae Mastercard will give you 5% cash back on your first $250 spent on gas and groceries each month. That is $250 each. It will also give you 5% cash back on most Amazon purchases. Do not get this card or any other credit card if you do not pay off the balance every month. Note that the card says you can use your 5% to pay down student loans but you can also take it as credit in your credit card account.

9. Don’t Buy Bottled Water

According to the NRDC 25% to 40% of bottled water is just tap water. Regulation of the bottled water industry is weak or nonexistent. Fill a bottle with tap water at your house instead of spending 100 times more for bottled water.

10. Turn Down Your Thermostat

When it is cold outside turn down your heat a little bit and put on more clothes.

11. Turn Up Your Thermostat

When it is hot outside use less air conditioning. Make use of fans and wear less clothes but please don’t post any pictures here.

12. Find The Least Expensive Gas

Use GasBuddy to find the least expensive gas in your area. Read my article 12 1/2 Frugal Living tips – Cars. 

13. Buy Discount Ink Cartridges For Your Printer

You can buy re-manufactured ink cartridges online. Just be sure you buy from a reputable company.

14. Drink Water

Definitely cut out the soft drinks and cut down on your juice intake. Drinking water is good for you and will cut your calorie intake

15. Use A Clothes Line

Dry your clothes on a line instead of in a dryer when you can. You will save on electricity and your clothes will last longer.

16. By A Slightly Used Car

Buy a car that is just slightly used. Maybe six months to two years old. You will save thousands of dollars. I buy all my cars this way.

17. Home Maintenance

Maintain your heat, air conditioning, hot water, and other systems. Don’t wait for them to break down before you pay attention to them.

18. Cook Twice As Much And Freeze

Each time you cook a meal cook twice as much as you need and freeze half for a later date.

Use the notes app in your phone to remind yourself of things you need to do and things you need to buy. For instance if you have a list of the things you need at the grocery store in your phone it will save you from having to make a second trip for something you forgot.

22. Buy A Fuel Efficient Car

Check your tires every time you get gas. Under inflated tires will cause you to use more gas and wear out the tires faster.

Buy the generic toothpaste or brand that doesn’t do any advertising. You may save up to 50%. If you look closely the ingredients are usually the same as the higher priced toothpaste.

25. Buy In Bulk

Buy items that you continually use in bulk.

26. Don’t Put Up With Bank Fees

If your bank is charging you any fees you need to look for a new bank. Also consider online banks. They have much less overhead and therefore are more competitive.

27. Turn Off The Lights

Always turn off the lights when you’re not using them.

28. Shop Your Cell Plan

Be sure you shop around for the best cell phone plan. If you already have a plan shop that around also.

29. Walk

Try to fit more walking into your life. If you usually drive a mile to Starbucks consider walking there instead.

30. Look For Coupon Codes Online

Use RetailMeNot 500,000 coupons for 50,000 stores. You can also just throw the word coupon code and the item you are looking for in Google to find discount codes.

31. Take Advantage Of Public Transportation

If you are not in a hurry and you have easy access to public transportation try using it. It’s a nice change and will take you a little ways out of your comfort zone.

I have an Andis Speedmaster Hair Clipper . Every three weeks my wife or oldest son gives me a haircut. It’s fast, saves money, and you do it in the comfort of your own home.

33. Goodwill

If you have a Goodwill store near you that it is in a very nice area rummage around. Sometimes you find really nice things for ten cents on the dollar.

Always check online reviews before you make a big purchase. Quality is just as important as the best price.

35. Do Not Carry A Balance On Your Credit Card

Never carry a balance on a credit card. Use credit cards strategically to gain points, miles, and cash back and then pay off the balance at the end of the month.

36. Buy Store Brand Or Generic

I have allergies. Instead of buying Claritin for a dollar a pill I buy Equate Allergy Relief which has the exact same ingredients for twenty cents a pill.

There are very good low pressure shower heads on the market which use a lot less water than a normal shower head. I have used the Niagara Earth Massage 1.25GPM Low Flow Showerhead for years. It will save the average couple about 3000 gallons of water a year.

43. Use Angie’s List

Use Angie’s List to hire contractors. It is very competitive and you can check reviews. The contractors bend over backwards to make sure everything is OK so they don’t get bad reviews. I used a guy to put in some laminate floors a few years back. He was great and the price was very competitive.

44. Shop For Insurance

Whenever one of your insurance policies is ending shop around before you renew.

45. Do Not Buy Brand Name Razors

Do not buy brand name razors or razor blades. There are number of newer companies competing in this space. I wrote two articles about shaving. Shaving With a Razor: The Choice You Need To Make and Single Blade Razors Men: Are They For You.

46. Budget

Track everything you spend for a month using budgt or mint.

47. Use Deal Sites

Watch these sites or sign up for their daily emails to get great deals on all sorts of products.        Groupon, Yipit, Brads Deals, Dealcatcher, Living Social.

Install a thermostat that you can program to save electricity when you are not home.

This is a question I’ve been asked a number of times in the last few years.

If you are a normal person working a normal type job you can do it but you are going to need a plan. In this article I will show you how to retire with one million dollars.

If you are young the best thing you can do is to start on the road to accumulating one million dollars now. Here are a few examples of what it’s going to take to have one million dollars when you get to 65 years old.

Retire With One Million Dollars

The Systematic Retirement Plan:

20 Year Old – assuming a 6% return you would need to save $380 per month in order to retire at 65 with one million dollars.

30 Year Old – assuming a 6% return you would need to save $725 per month in order to retire at 65 with one million dollars.

40 Year Old – assuming a 6% return you would need to save $1,475 per month in order to retire at 65 with one million dollars.

These examples do not take into account money that you have already saved before you start the plan. They also do not take into account inflation.

Understand that in order to reach these goals you are going to have to consistently save more than you make. Frugal living now will set you up to have a much less stressful retirement.

The money that you are saving obviously has to be invested.

You could consistently put the money in three or four very low expense index funds.

As an example you might put forty percent in a broad based U.S. large cap stock fund, forty percent in a diversified large cap international fund, and the other twenty percent in a small or mid cap world fund.

The stock market has averaged around seven percent real returns over the last half century and hopefully will average seven percent over the next half century but of course there are no guarantees.

Obviously this question depends on the individual and his lifestyle but in general it probably is enough.

In the last century many people worked the same job their entire life, had their health care taken care of, and retired with a pension.

Things are different today. I am a great example. I have never worked what would be considered to be a normal job and therefore I have no pension.

When I retire I will be counting on social security and my savings to last for the rest of my life which will probably be  much longer than people who retired 50 years ago.

Also like myself a lot of people are having their kids later in life. Costs such as university and medical expenses for their children are coming up much later in life which is an added financial burden.

If you are retiring soon and you have saved one million dollars you are probably in good shape as long as you are fiscally responsible and live frugally.

The biggest problem in today’s world is interest rates are so low that it is hard to get a decent return on your money without taking risks.

For people that have many years until retirement one million dollars may not be enough. Although inflation is low it still eats away at your buying power. In twenty or thirty years one million dollars will buy a lot less than it does today.

1. Get A Good Nights Sleep

Getting a good night’s sleep will boost your energy and let your mind think clearly. A good nights sleep will boost your immune system, reduce stress, and help you make better decisions. 2. Walking, Running, Swimming, etc.

You need to get your body moving. Figure out which exercise is best for you and get your “behind” in gear.

Start walking in the morning as soon as you wake up. Walking will get your body going, loosen up your muscles, and reduce stress. It will get your blood flowing, and alleviate anxiety. Walking will make you feel better and more alive. You will burn calories and get your heart pumping.

Running which is my exercise of choice will also reduce stress and get that heart pumping. I could write all day about running but lets save that for another article.

Swimming will do all of the above with a lot less stress on the body. So if you have knee or structural problems swimming maybe the exercise for you.

3. Stay Active

I am not talking about standard exercise here. Try to stay active in all aspects of your life. Sitting at a desk all day tightens up your whole body especially your neck, back, and legs. Get up and walk around. Stand sometimes at your desk.

Walk to the store instead of driving. Park your car at the other end of the parking lot when you drive to the store. This will ensure less door dings and also put a little more walking in your life.

Get a physical checkup once every two years and maybe more as you get older.

5. Chemicals and Drugs

Keep your intake of caffeine to a reasonable level. I never drink regular coffee because the caffeine makes me jumpy. I do get some caffeine in the dark chocolate that I am addicted to.

Studies have shown that caffeine may actually be good for you but certainly if it keeps you from sleeping soundly at night don’t drink it after mid day.

I’m not even going to bring up cigarettes here. Oops well I just did. If you’re not smart enough to not smoke than you might as well quit reading now.

Alcohol in moderation is not going to hurt you unless it leads to drinking in more than moderation.

Frugal Men and Frugal Women in this article I am going to show you exactly how to find car rental deals.

Over the last several years I have refined my system for getting the best car rental deals on the planet.

Best Car Rental Deals

The first thing you want to do is go to Using the Smart Book Box on the right of your screen enter your rental airport or city and your dates of rental. Click search. A grid will come up showing the different rental car companies and prices for the different car classes.

Choose the best price for the class of car that you want and you will be taken to the next screen where you can confirm your rental. If you have a specific car rental company you like than you can also choose them here.

CarRentalSavers will automatically include any promotional offers or coupons and they will be deducted from your price. You will generally get a great price from this site.

Sometimes I will then check the price directly with the car rental company by going to their site to see if they have a lower price.

Okay everything well and good up to this point but now I’m going to tell you a secret.

Do You Want To Know When Your Rental Price Drops?

Once you have booked your rental on CarRentalSavers or any other site you want to go to Click on “Track a Rental you have booked elsewhere” and input your rental information. If at any time the price for your car rental drops they will notify you and you can immediately book at the lower price and then cancel your prior reservation.

In addition if another rental company has a better price at any time they will also notify you.

In September of 2014 I booked an intermediate car for five days for $132.54 using CarRentalSavers. I immediately put my reservation information into AutoSlash.

Later that day I got an e-mail informing me that AutoSlash located a better price for my rental. The new price was $106.15. I immediately booked the reservation and canceled my original one.

On the 22nd of March 2015 I reserved an intermediate car for one week starting April 19th for $133.03 using CarRentalSavers.

Join Loyalty Programs

Be sure you join the car companies loyalty program. Go directly to the rental car companies website to do this.

When you are a member you get to go in the fast line for your rental.

Also in some airports like Miami you go directly to where the cars are and they have your rental ready. No need to go to the rental office in the airport.

The loyalty programs also come with points and miles, special deals and you certainly get treated better.

I Already Have Insurance

Do not be talked into paying the exorbitant fee for rental car insurance unless you have no other option. If you have normal car insurance it almost surely covers you for liability for your rental car. Check with your insurance agent or insurance company to be sure.

Certain credit cards will give you primary collision coverage including the Chase Sapphire Preferred Card and the United Mileage Plus Explorer Card. Be sure to use the card to rent the vehicle. So if your personal car insurance covers you for liability and you use a credit card that covers you for collision why waste $25.00 a day paying for insurance you don’t need.

I Will Fill The Tank

Do not take the rental car companies offer to pay for a full tank of gas upon rental. In order for it to work you would need to bring the car back with no gas. Do you want to take the chance of running out of gas a mile from the airport?

Instead bring the car back with the tank full.

Decide what your target market will be. Specialize in one area of real estate. If you want to be a successful real estate investor and make money it is best to focus, focus, focus.

When To Buy

Real estate is cyclical and cycles have some degree of predictability.

Prices tend to overshoot on the upside and downside. Real estate tend to get way overvalued and way undervalued. Usually real estate cycles last for years.

Take advantage of this. After a long downtrend look for signs that prices are starting to turn up. This is a good time to start accumulating properties.

I am going to give you the single most important secret for making money in real estate over the long term. If you are young two or three times in your life real estate is going to crash and get way undervalued. When properties are selling for way less than replacement value you can safely buy properties and be almost guaranteed to make money over the next two to ten years.

As an example many years ago when I lived in Colorado there was a very bad period when both the high-tech market and the oil market collapsed. This caused a depression in Colorado real estate values. I purchased a condo on a bank foreclosure. Things were so bad that banks just wanted to get all real estate off their books as fast as possible.

I bought the condominium for about 60% of replacement value. In other words I bought the condo for 40% less than it would have cost to build new at that time. The condo was only five years old. Seven years later I sold the condo for a 500% profit when the market was flying.

More recently when the Florida real estate market collapsed I bought a condo for $75,000 that had sold for $220,000 five years before. There were foreclosures and short sales everywhere at the time. The market has since strengthened and the condo is already worth around $140,000 not to mention the monthly income I get from renting it.

If you get nothing else from this article remember to buy real estate after it has collapsed and is selling for way less than replacement value. When you see lots of foreclosures, short sales and people walking away from their houses it is time to buy.

Of course these opportunities only come along two or three times in your life. Normally you will be dealing with a market that is either moving up slowly or moving down slowly. You need to assess the market and decide what is a wise investment

One thing I would like to really emphasize is as you build your real estate portfolio do not leverage yourself to the hilt. If you do and there is a downturn in the market you can be wiped out pretty fast.

How to make good money in real estate

Have A Plan

Decide what your long term real estate goals are. Are you looking for income or are you looking for capital gains over a long period of time.

Be tenacious and consistent. Real estate is not a get rich quick scheme but can make you very rich over time. You’ve got to follow your plan and stick with it.

You need to be able to analyze properties quickly. This comes from experience and also having a system. The internet makes this all very simple.

I remember in the old days I had a realtor friend who would lend me his Multiple Listing Book so I could study the properties that were on the market at any given time. Today you can find all the information that you need on the internet with a couple of mouse clicks.

It is an information and numbers game. What is the market like? What is the neighborhood like? What is the property worth? What does the property need for repairs? If you are going to keep the property what can you rent it for? What price can you get the property for so it makes economic sense? It all comes down to numbers.

You need to become a very good negotiator. Becoming a skilled problem solver will help you get properties that others don’t. Be ready to wheel and deal and for me that’s where the fun is.


How To Find Motivated Sellers

There are many ways to find motivated sellers. One of the best is simple word of mouth. Tell your realtor and everyone else you know that you are looking for good deals on properties.

Many years ago just as the Colorado real estate market was starting to perk up after being slaughtered a friend of mine sent out 20,000 postcards to different neighborhoods in Denver.

The postcards said she was interested in buying a property in the neighborhood. She received a number of responses and ended up buying a few properties at way under market value.

Keep your eye on short sales. Short sales are properties where the owners are delinquent on their payments but have not gone into foreclosure. The property owner and the banks are usually motivated to make a deal. The condo that I bought in Florida was a short sale.

After you have a located a motivated seller you need to make an offer that is good for you but is also good for the seller. Ask yourself what is motivating the seller and then make an offer that resolves their problem as soon as possible.

The property owner is probably in a tight spot of some kind and you can save them from public embarrassment.

Here are a few tips

Pick a growing area or just outside a growing area where the growth is going to spread.

Learn everything you can about the market where you are looking. You have to know the area very well so that when you are see a bargain you know it.

Always make any offer contingent on an inspection. You will already have found a licensed inspector who can check out the property. If you find a major problem you want the ability to walk away from the deal. If you find a number of minor problem you might use it as a leverage to try to get this seller to lower the price a little.

They repair everything and make cosmetic changes. They look creatively and carefully to find improvements to make. They concentrate on improvements that increase the value of the property.

You can also walk into equity in the property the first day you buy it if you pay less than market value. In other words if you buy a house that’s worth $100,000 for $90,000 you will have $10,000 in equity on day one.

People sell properties under market for a number of reasons including, fast closing, cash offer, and short sale etc. They may have lost their job or been suddenly transferred. They may be getting divorced or been living beyond their means just to name a few.

What about income? You want to buy income property in the right place, at the right time, in an area where it is easy to rent. If you do this right your renters will be paying all of your costs and what’s left over will be yours.

When your friends and neighbors who have not been involved in real estate tell you they are looking to buy properties because real estate only goes up in value it is time to sell.

When you start seeing get rich in real estate seminars and commercials all the time you know you’re getting close to the top of the market for the current cycle.

When people are speculating on new construction by putting little money down it might be a good time to sell your property’s.

Realtors, appraisers, and banks determine what a property is worth by looking at comparable sales or comps. They check out sales of similar properties that have recently sold in the same neighborhood.

You must be able to do the same. Either your realtor can do this for you or you can go online and do your own research. Compare properties based on square footage, bedrooms, bathrooms amenities etc.


Okay so I have given you a basic knowledge of how to make money in real estate highlighting the main points you need to know in order to build a real estate portfolio.

If I was a young man or young woman today I would concentrate on building a stable safe real estate portfolio. This is a great way to build your assets, your income, and it is not hard to do. If you want to be your own boss like most frugal men and women then this is one of the avenues you can take.
